What’s Needed for a Home Addition?
Site + zoning review: setbacks, height limits, lot coverage/FAR, parking, and any overlays (coastal, hillside, HOA, etc.).
Existing conditions / as-builts: accurate measurements and base plans of the current home (we can create these if you don’t have plans).
Design + space planning: layout options, exterior integration, window/roof alignment, and indoor–outdoor flow.
Structural engineering: required for new framing, beams, foundations, second-story loads, and any wall removals.
Energy + code compliance: Title 24 and CALGreen requirements (and often HVAC impacts, insulation, glazing, etc.).
Permit-ready drawings + city submittal: a complete plan set to submit for plan check and approval.
Contractor pricing + construction planning: bids, schedule planning, and coordination for a smooth build.
