The Process

Measurements, zoning/setbacks, constraints, opportunities, preliminary layout direction.
Step 3 — Concept Design + Options
Floor plan options, massing, basic exterior direction, early cost awareness. Client selects a direction.
Step 4 — Design Development
Refine plan, key details, materials, window/door strategy, major systems coordination.
Step 5 — Engineering + Permit-Ready Documents
Structural, MEP (as required), Title 24, calculations, permit set coordination and completeness.
Step 6 — Permitting + Plan Check Responses
Submit, track, respond to comments, revise, resubmit until approval.
Step 7 — Contractor Pricing + Pre-Construction Support
Bid coordination (if needed), scope alignment, value engineering guidance, final clarifications.
Step 8 — Construction Support
RFIs, clarification sketches, site check-ins (as needed), change documentation, problem-solving.
Step 9 — Closeout
Final walkthrough support, punch list tracking, record set / final docs (as applicable).

How do we get started?
Submit the contact form with your address, scope, and goals. We’ll schedule a consultation to review feasibility, discuss your budget and timeline, and define the next steps. If needed, we’ll recommend as-builts or a site measure to create a reliable base for design.
When do engineers get involved?
Typically after the concept layout is approved. Once the plan direction is set, we coordinate structural (and other consultants as needed Title 24/MEP/civil) so the design and permit set are aligned and city-ready. For more complex projects, we may involve engineering earlier to avoid redesign.Do you help with contractors?
Yes. We can collaborate with your contractor from the beginning to confirm constructability, scope, and pricing or help you prepare a clear bid package so you can compare proposals accurately. During construction, we’re available for clarifications and design support as needed.What happens if the city asks for changes?
That’s normal. We review plan-check comments, coordinate with consultants, revise the drawings, and prepare responses for resubmittal. Our goal is to resolve comments efficiently and keep approvals moving without compromising the design.Can we phase the project to fit budget?
Yes. We can structure the work in phases—such as core structural/layout upgrades first, then finishes and secondary areas later. We’ll help identify what must be done now for permits and construction, and what can be deferred without causing expensive rework.
